Views of Kaunas that will endure
„Striking, bold and unlike anything else on the banks of the Nemunas River – together with Natkevičius’ team, we designed Poemos so that residents can experience Kaunas from every angle – with a full 360-degree panorama. The project consists of two buildings, six and eight storeys high, with just 42 apartments that can easily be combined to span an entire floor. We plan to begin construction in May and complete it in the second quarter of 2028“, – says Andrius Mikalauskas, CEO of „Urban LIVE“, a company developing the Nemunaičiai district:
The location of Poemos within the district is exceptional. It is the first project whose western side will face the M. K. Čiurlionis Concert Centre – to be built at some distance – along with its park, which will separate Poemos from the concert hall. Its position also ensures the finest and broadest views on the left bank of the Nemunas – overlooking the river itself, Kaunas Old Town, Nemunas Island and the sunsets.
Intelligent architecture
Following an invited international architectural competition – which featured studios such as Gensler (USA), Entropic (Spain), Arrow (Denmark), as well as Archispektras and DO Architects (Lithuania) – the project was won by the Gintautas Natkevičius Architects team.
„Poemos is, to me, the flagship of the entire Nemunaičiai district, sailing westward along the Nemunas valley. I want every resident of Poemos, stepping out on to their terrace, to feel like a true river sailor standing on a captain’s bridge, looking out towards the horizon – with the Čiurlionis Concert Centre, the Old Town, the confluence and sunsets ahead. I promise that Poemos will be an intelligent creation, distinguished by its graceful lines and attention to detail“,– says Architect Gintautas Natkevičius is a laureate of the National Architecture Awards, the Government Culture and Arts Prize, and multiple Lithuanian Architects’ Union awards; together with his team he has designed Kaunas Airport, Science Island and other acclaimed projects.
The twin buildings will blend into the surrounding district while not replicating existing developments. SBA Urban does not plan to repeat such architectural projects elsewhere in Nemunaičiai. Each project will be unique, but Poemos is intended to become a defining landmark of the left bank of the Nemunas.
The name of the new project continues the tradition established by Nemunaičiai of giving residential developments symbolic names inspired by the motifs of M. K. Čiurlionis’s work. Poemos, in turn, is inspired by the symphonic poems Miške (In the Forest) and Jūra (The Sea).
Construction plans, green spaces and smart homes
„This month, we are beginning site preparation and groundworks, which will be carried out even before we start discussions with potential construction partners. We plan to complete the general contractor tender by mid-June, at which point construction will begin on at full scale. The final planned investment will become clear after the general contractor tender“, – says A. Mikalauskas.
In Poemos, apartments ranging from 59 to 140 sqm are designed, with the option to combine them and access only your own private floor via a lift. Each apartment will feature spacious terraces of up to 55 sqm overlooking the Nemunas River and Kaunas Old Town. All apartments will have panoramic windows facing at least two, even all four, cardinal directions. Smart home solutions are planned for the apartments and the common areas.
Significant attention is also given to landscaping. The roof of the lower building is planned to be greened, and terraces will feature sliding doors, separated by plants between apartments. A specially designed green courtyard will be created in the inner yard. On the ground floor, there will be spaces for a concierge, parcel services and residents’ meetings. A two-level underground parking facility will be built beneath the building.
