Citus news: the final phase of Miško Ardai has been launched, adding 62 homes to the supply

The real estate project management company Citus has started the construction and sales of the third phase of the project Miško Ardai, which has been under development since 2019. This, the last phase of the project, has added 62 apartments to the supply of new housing in Vilnius, Burbiškės forest valley. This is a small number in the context of the supply situation in the capital, especially as the sales that started in early September have already reduced the supply to 60 units. The investment in phase III of the project will amount to more than EUR 8.3 million.

The main construction on the third phase of Miško Ardai started in July, and the company expects to receive a certificate of 80% completion in Q4 2023. A total of 62 A+ energy class 2-4-room apartments, ranging in size from 51 to 94 sqm and prices from EUR 3,100 to EUR 4,100 per sqm, have been put on the market. Currently, there are only 60 apartments left in the third phase.
The project includes 102 car parking spaces and 134 bicycle storage spaces (storage rooms) under the houses, as well as a separate 60-space bicycle storage room in a reconstructed former bunker.
“The Miško Ardai project passed the pandemic test - despite the difficult period of organising work under lockdown (disruption of materials, contractors struggling to ensure continuity of work when the lockdown was declared and workers from third countries going home while new ones were unable to come). Despite all this, 207 of the 218 apartments in the first two phases have now been sold by notarial deed. Although stability has not been found due to new turbulence, later on, we are pleased with the lessons we have learnt from observing the client’s increased interest in Citus projects. This will allow us to continue the project and offer more exceptional housing to the market,” said the company’s director Mantas Galdikas.
The Miško Ardai project, which has been under development since 2019, consists of two phases of 218 modern apartments in Burbiškių Street. The first phase includes 103 apartments, and only two demonstration apartments remain unsold (they will be used for demonstration purposes until the end of Phase III), while the second phase, with 115 apartments, has only 9 vacancies. Clients have been living in Phase 1 for more than a year, while in Phase 2 residents are just starting to settle in, with more than 85% of the construction work completed in May.
The investment for the whole project, including the third phase, is expected to be around EUR 30 million. The developer of the project is UAB Celijus, an a closed-end investment company for informed investors, the project manager is Citus, and the construction manager for the third phase is Citus Construction.
All three phases of Miško Ardai form an integrated architectural ensemble, designed by the team from Vilniaus Architektūros Studija, with a close relationship to the Burbiškės forest environment: the triangular-shaped development forms the inner park, while one side remains open to “let in” the existing terrain and the forest into the inner courtyard. The inner courtyard of the project covers an area of 1 hectare, similar in size to Cathedral Square in Vilnius. It has 14 recreation, active leisure, and entertainment areas. These include a swimming pool, an amphitheatre, a party dome, table tennis, pergolas, and more. Part of the courtyard, with the swimming pool, dome, stairs, a seating area, table tennis, and bicycle storage in a former bunker, is already built and in use.
In the forest, two other developers’ projects are planned alongside the Miško Ardai project, which - although construction is not as active at the moment - will form a cosy settlement of several hundred families.
Miško Ardai is characterised by its distinctive architectural elements, such as the rooftop superstructures at treetop height, each of which is like an individual house, surrounded by terraces on all sides. They feature penthouse or loft-style apartments with 8 m high ceilings, pitched roofs with dormer windows resembling attics, mezzanines, and spacious terraces.
Outside the courtyard is the Burbiškių forest park - 170 hectares of wild walking, jogging trails, and bicycle tracks. All the apartments in the project are special: the houses are arranged in such a way that all the windows show as few walls and as much greenery as possible. Each will have a large balcony of up to 9 square metres.
