Next to the new business centre, Hermanas, a residential building project named Pasaka (Fairy Tale) is planned, inspired by M. K. Čiurlionis and his works.
The construction of the building, which will cover more than 8,000 sqm, will begin in September. The architectural studio of National Prize laureate Rolandas Palekas is carrying out the architecture of this cohesive style project.
Developing the new centre of Kaunas
Inga Navickaitė, the Director of SBA Urban's company Urban LIVE, developing Nemunaičiai: „With the launch of the Pasaka residential project, the second phase of Nemunaičiai is fully underway. We are starting to create a new centre for Kaunas by expanding the heart of Kaunas' urban life.
The project will become a place to be – to live, work and spend time. It will be full of life, art and unique experiences. The investment in Phase II will amount to EUR 53 million, and with Pasaka, we will offer 95 modern apartments, most of which will be oriented towards the Nemunas River.
Having successfully sold the apartments in the project's first buildings and seen significant interest, we believe that the demand for high-quality housing on the banks of the Nemunas River in Kaunas will only grow“.
Pasaka was designed so that most residents could enjoy the view of the Nemunas River. Much attention has been paid to the building's functionality and comfort of living, and the main attraction here is the private and spacious courtyard with green and recreational spaces.
The project's second phase is only the beginning of the changes on the left bank of the Nemunas River. Nemunaičiai will expand from 3 hectares to 6 hectares by 2030. According to Navickaitė, the district of exceptional architecture will create and shape the new centre of Kaunas. Planned features include public spaces, a central square, and a vibrant commercial area with cafes, restaurants, and shops.
The most beautiful Nemunas promenade, stretching 500 meters, is also being designed next to Nemunaičiai. The A++ energy class Pasaka has seven floors, the first two for commercial activities.
In the 95-apartment project, SBA Urban will offer 28–80 sqm 1–4 room apartments, with the option to combine units to create a unique living space of nearly 160 sqm. Construction work is scheduled to start in early September, and apartment reservations will begin at the end of September.
A district inspired by the works of M. K. Čiurlionis
Navickaitė concludes: „We plan to design and name all the buildings in the project inspired by the works of Čiurlionis. Pasaka is the first, particularly fitting for the new residential building that will soon rise. Here, new residents will begin creating a new life and personal stories.
The planned infrastructure in Nemunaičiai, the surrounding environment, the nearby M. K. Čiurlionis Concert Hall, the Science Island set to open on Nemunas Island, and the Žalgiris Arena will provide opportunities to create a personal fairy tale.

According to Dalia Uogintė, the architect of the Rolandas Palektas architectural studio, the project on the bank of the Nemunas River will be visible from distant points of the city, which is why it has been chosen a more expressive form.
Dalia Uogintė, the architect behind the project, explains: „Above the naturally shaped, landscaped hills, Pasaka appears as a suspended building with strict, regular forms. We paid great attention to the layout, ensuring that most of the apartments could enjoy the enchanting view of the Nemunas River.
The form of the building also creates a private courtyard, which will feature abundant vegetation to ensure cosiness and privacy“. The project will provide over 800 sqm of commercial space for lease, which will accommodate a medical centre, a catering facility and other businesses offering services to residents and office employees.
