Citus projects: the project CITUS Mūnai continues, with 147 apartments offered to the market

The real estate development company Citus has begun the third phase of its CITUS Mūnai project at Kareivių street 5 in Žirmūnai: both sales and construction are already underway. Of the 73 apartments in the first stage and 116 in the second stage, 71 and 102 have already been sold, respectively, meaning that 92% of the homes have had owners since last spring. The investment will be secured by a fund managed by Demus Asset Management, which will provide EUR 17.3 million in financing for this stage. The total planned investment in the project is approximately EUR 63 million.

During the third stage, two 6–9-storey residential buildings will be constructed, comprising 147 A++-rated residential apartments, 4 commercial premises and the underground car park will be expanded by 106 parking spaces.
The majority of the third stage of CITUS Mūnai, about 43%, will consist of 2-room apartments ranging from 40 to 51 sqm, with another 38 smaller 1– and 1.5-room apartments (28–36 sqm). Buyers looking for more space can choose from three-room apartments ranging from 51 to 72 sqm or four-room apartments ranging from 89 to 91 sqm, which will make up about 19% of the total supply. Prices start at around EUR 3,300 per sqm.

At present, in Vilnius, the demand outpaces the rate at which new supply is added, and Žirmūnai is one of the city’s most active districts: it shows high turnover and consistently strong demand. This is why the decision to launch the third stage of CITUS Mūnai was driven by high demand, solid affordability and the clear urban development direction of Žirmūnai. A new urban fabric is emerging in this location – connections are improving and services are becoming denser. We aim to expand the supply with high-quality housing and an attractive overall project concept.
Over the past month, Citus has launched two new projects: CITUS Sãva at the end of October and CITUS Tyzenhauz at the beginning of November. Also, the last apartment in the CITUS Senamiesčio Link project was recently sold.
Construction of CITUS Mūnai is planned to be completed and handed over to owners in the spring of 2027.
The buildings have been designed using prefabricated three-layer reinforced concrete structures, ensuring an A++ energy-efficiency rating, acoustic comfort, factory quality and fast, efficient construction. The structures are produced with the façade finish already applied. Some façades will feature clinker bricks in different colours, while others will be painted concrete, which is more durable than rendered finishes.
Residents are provided with a generously landscaped and diverse courtyard comprising 10 zones for work, relaxation and leisure, equipped with exercise machines, loungers, gazebos and more. More than 3,000 plants of 16 different species are planned, along with over 60 new trees, living walls and other greenery.
The entire CITUS Mūnai project will comprise eight A++ energy class residential buildings with premises for business use. In total, the project will offer 477 apartments.
An architectural competition was held for the project to create a modern, Western-style architectural expression, and it was won by the architectural studio Eventus Pro.
A promising location with growing value
The project is aimed at people seeking a home in an area with well-developed infrastructure and easy access to shopping, leisure, entertainment and cultural facilities. The nearby Kareivių, Kalvarijų and Ozo streets ensure convenient connections to any part of the capital. The surroundings are full of shops and commercial centres, including Ogmios Miestas, Ozas and Akropolis.
Additionally, the River Neris flows nearby, and there are Ozas and Kalvarijų forest parks, Valakampiai and Žirmūnai beaches, and other green spaces accessible via walking and cycling paths. The large selection of kindergartens and schools is especially relevant for families with children.
Real estate market trends
According to data from Citus analysts, 5,353 new homes – apartments, terraced houses and lofts – have already been sold in the first ten months of this year. This is 1.5 times as many transactions as in the whole of last year and twice as many as were sold in 2023 and 2022.
At the end of October, the supply of new homes in Vilnius reached 5,440 units. It was almost 2% less than a month earlier – the housing inventory in the capital has been declining for four months in a row. It has not grown much since the end of last year or over the year, so the situation is quite delicate.
Odeta Šlyčkova concludes:
The supply growth seems rapid: 5,208 dwellings will be delivered to the market this year. It reflects the current demand and is not a speculative construction boom; supply is growing organically. However, it is not accumulating: the average monthly increase in supply is 3% lower than the average monthly demand.
