Vilnius Business Parks continue to attract new businesses – new companies move in and existing tenants expand

Seven companies have joined Vilnius Business Parks managed by Darnu Group, the largest developer of stock-office space in Vilnius, and two businesses have expanded their space.

On Sedulų Street, near Ukmergės Street, the agricultural and heavy machinery trade and service company Rovaltra and the online recuperator-filter store Filtrų Pasaulis have moved in, while Vituko Durys – a door manufacturing and trading company that opened here in the summer – has expanded its premises.
Five new businesses have joined the Vilnius Business Park on Gariūnų Street: the heating and plumbing equipment retailer AQUAJAZZ; the heating, ventilation, and air-conditioning company EcoAkadis; the online electronics store Ledynas; Rehabilitation and Massage Centre; car restoration company DOSOLA LT. Inotela, already a member of the Business Park community, has enlarged its space.
„The business community in Vilnius Business Parks is growing rapidly – businesses with different needs are joining and finding here a full set of conditions necessary for operating efficiently. The fact that some businesses have already begun expanding their existing premises shows that the available infrastructure and the quality of the spaces meet the needs of contemporary businesses,“ says Mykolas Čiplys, Head of Sales and Rental at Darnu Group.
Versatility is a core value
A survey of small and medium-sized businesses conducted by Darnu Group earlier this year revealed that, when searching for new premises, companies value convenient access (58%) and the right size and proportions (51%) most.
The experiences of current tenants reflect this as well. Edvinas Pliauga, CEO of Inotela, says that accessibility was a key factor in choosing the premises.
„We had been looking for premises for a long time – for two years – and the choice to move here was a well-considered decision. Convenient access was very important, and the location near the city also suited us very well. We needed the option to increase our warehouse space, which we were able to do easily at Vilnius Business Park. This was also one of the reasons why we chose to settle here. We now have a total area of 600 sqm, which includes the administration, commercial premises and the warehouse,“ says Pliauga.
Meanwhile, Aleksandr Olickij, CEO of Filters World, says that the versatility of the premises was a key criterion.
Everything here is arranged and designed so that you can simply set up a table, bring your products, and work. The spaces we use are conveniently designed and suitable for retail, warehousing, and administrative activities,“ says Aleksandr Olickij, head of Filters World, which has been operating in Vilnius Business Park on Sedulų Street since October.
High quality at an affordable price
According to the Darnu Group survey of small and medium-sized businesses, cost is another factor influencing a business’s decision on where to locate. It was mentioned as the main reason by 42% of SMEs.
„Without a doubt, the price criterion was important for us when choosing the premises, and after a thorough market analysis, we saw that Vilnius Business Park offers the best conditions, namely the most favourable price-to-quality ratio,“ says Donaldas Soraka, CEO of Dosola.lt.
The Head of Sales and Rental at Darnu Group agrees that price has been and continues to be an important criterion, but there is growing emphasis on the quality of the overall space, as well as the lessor’s flexibility and ability to accommodate specific needs.
„After considering the needs of businesses, we decided to offer a cumulative lease solution, in which the price of the premises is fixed at the start of the contract, and the first 12 months’ rent payments are applied toward the initial down payment if the decision is made to purchase the premises. Given the type of premises businesses typically rent or purchase, this offer allows them to accumulate roughly 7–10% of the initial deposit required to buy such property,“ he says.
He adds that businesses are not only interested in affordable rental or purchase prices, but also in operating costs that are predictable and, if necessary, easy to optimize.
„That is why we have also implemented modern energy-efficiency measures: A++ energy class buildings and autonomous metering ensure low energy costs, and companies have the option of installing their own rooftop solar power system. This not only helps to control operating costs and reduce expenses, but also improves working conditions for employees,“ says Čiplys.
Darnu Group, the leader in the stock-office segment in the capital, has developed nearly 50,000 sqm of premises near Ukmergės Street and Gariūnų Street.
