Vilnius’ most desirable project Sakai accelerates, with 177 more apartments on offer

Real estate developer Darnu Group is launching apartment sales in Forest Villas, the second phase of the Sakai project, located next to the forested Karoliniškės Landscape Reserve. By the end of the first quarter of 2027, the company will have developed 177 apartments, space for a kindergarten, and public leisure facilities for local residents and visitors.

According to the company’s estimates, the project, launched last year, is expected to become the most popular real estate project in Vilnius in 2025, with 190 apartments sold in the first phase, River Homes. Two- and three-room apartments with terraces were the most popular, while apartments on the ground floor also attracted interest.
We see that people are looking for a high quality of life, combining the tranquillity of nature with the benefits of the city at their fingertips. This is particularly evident in the new Forest Villas phase, where privacy is perfectly balanced with a community-friendly and well-developed urban infrastructure. It is this balance that makes the Sakai project attractive not only as a place to live, but also as an investment. “Such buyers account for about a third of all buyers here,” says Mykolas Čiplys, Head of Sales and Rental at Darnu Group.
Close to the forest, with the feeling of a resort villa
Forest Villas will offer low-rise homes with cosy staircases. Ground-floor residents will enjoy spacious private yards, while upper-floor apartments feature spectacular terraces with forest views. The first stage of Forest Villas offers two- to five-room apartments, ranging from 36 to 125 sqm, with prices starting at EUR 4,000 per sqm.
Located next to the Karoliniškės Landscape Reserve, the neighbourhood features houses designed in the style of resort villas. Together with the surrounding forest, this provides residents with greater privacy.
This phase stands out for its higher ceilings and sloping roofs, giving upper-floor residents an enhanced feeling of space. Deeper balconies are thoughtfully designed to improve everyday comfort while allowing residents to enjoy nature throughout the year.
“Today’s buyers are increasingly discerning – they know what they want and consider both the home itself and its surroundings. That is why we pay particular attention to developing the project’s infrastructure, integrating the benefits of the surrounding nature, and designing the project to meet human needs and ensure a high quality of daily life,” says the Head of Sales and Rental at Darnu Group.
Playgrounds and a kindergarten
One of the key features of the Forest Villas phase is a 250 sqm kindergarten, designed to accommodate 44 children. With convenient street infrastructure and the spaces and amenities needed for raising young children, the neighbourhood becomes an especially attractive place for families.
In addition to the kindergarten, the Sakai area features green spaces, walking and cycling paths, and children’s playgrounds. The entire environment is designed to allow residents to enjoy the outdoors and connect with nature without leaving the neighbourhood. In this phase, K. Jelskio Street will be reconstructed, a community park will be created, and residents will have access to the infrastructure and services already available in the adjacent River Homes neighbourhood.
Darnu Group is investing EUR 38 million in this phase of the project.
The development of Forest Villas is planned in three stages. The company plans to launch the next two stages, adding around 140 apartments, in the second half of this year.
In the over 8-hectare Sakai residential neighbourhood, a total of approximately 600 apartments are planned, along with around 900 sqm of commercial space. The surrounding area and the Neris riverbank will be developed, creating spaces that provide not only residential value, but also a sense of community.
