„We offered a bond issue for the project with a 7.25% annual return to investors less than a year ago. By redeeming the bonds ahead of schedule, we have justified the trust of over 280 investors, not only in Nemunaičiai but in all projects developed by SBA Urban. Construction work on the Pasaka project is moving forward rapidly and currently, over 80% of the homes here have been reserved. We will soon offer the market even more opportunities to purchase homes in the neighbourhood and invest in other projects“, – says Andrius Mikalauskas – CEO of Urban LIVE, the developer of Nemunaičiai
In April 2025, a bond issue worth EUR 1.5 million was distributed in a single tranche via the BeMyBond bond platform. The interest rate was 7.25%, and the planned investment term was two years.
„SBA Urban raised funds for the Pasaka project through bonds at relatively low interest rates – especially in 2025 – thanks to the developer’s extensive experience and reliable reputation, the project’s central location and its attractive architecture. The company more than met investors’ expectations, both through strong sales and by redeeming the bonds ahead of schedule. Undoubtedly, investors will be looking forward to other similar projects from SBA Urban“, – says Indrė Dargytė, Head of the BeMyBond bond platform.
SBA Urban has already issued bonds with a nominal value of over EUR 43 million for the 2023–2026 period. This has enabled the successful implementation of residential and commercial projects, and investors have earned over EUR 4.2 million in interest during this period.
Only 14 apartments left in the Pasaka project
The Nemunaičiai district is being developed by SBA Urban together with the investment company S3 Invest, owned by the family of Tautvydas Barštys. The Pasaka is a seven-storey A++ energy-class project with the first two floors designated for commercial and medical use.
Of the 90 apartments, 76 have already been reserved, and residents are expected to move in as early as this summer. In parallel with the residential development in Nemunaičiai, a business centre – Hermanas – is being constructed in the second phase, along with a multistorey car park with over 500 spaces. For residents’ convenience, the car park will be directly connected to the Pasaka building via a bridge.
In addition, as the weather warms, SBA Urban plans to commence landscaping and green space works, complete façade installation and finish interior decoration of communal areas.
