Sales of the second phase of Mūnai by CITUS started last week – earlier than planned. The project will feature two, six and nine-storey buildings, with 118 apartments. Closed-end fund Victory Development IV is expected to invest around EUR 11 million in this phase. Construction, supported by an already-issued building permit, is set to begin in the first quarter of next year and is expected to be completed by the second quarter of 2026.

Mūnai by CITUS demonstrates successful sales and consumer confidence, and the housing market seems to be recovering. Therefore, we have decided to launch the second phase six months earlier and add to the assortment in the capital of Lithuania. In the first phase, over 60% of apartments have already been sold, with fewer than 30 remaining. Moreover, the Žirmūnai district stands out in the Vilnius real estate market. Throughout the year, this area recorded the highest sales and turnover (the ratio of sales to supply), approximately 50% above the city average. People have great confidence in this location and its potential – about 90% of buyers in Mūnai by CITUS cited it as the reason for their purchase.
According to him, analysing the planned development in Žirmūnai, with land transactions and projects in the pipeline, more than 700 apartments are likely to be added to the portfolio in the next two years, and the total supply will increase by almost 60%. Developing a new multifunctional city centre, improving infrastructure and increasing the number of attractive and significant places for residents will drive demand higher. Citus analysts estimate that the value of new property in this zone could rise by up to 40% over the next seven years.
In the second phase, over 100 apartments will be available
The majority of the second phase of Mūnai by CITUS will consist of 1– and 1.5-room apartments with smaller areas (27–36 sqm), while another 45% will consist of 2-room apartments with areas of 39–48 sqm. Buyers looking for more space can choose from 4-room, 72–94 sqm apartments. This phase will also have two business premises on the ground floor. The apartments will have underfloor heating, an autonomous ventilation system and floor-to-ceiling windows. Residents on the ground floors will have private courtyards with terraces; those on the upper floors will have roof terraces, and others will have balconies. The price per square metre at this stage will start from EUR 3,200.
The entire Mūnai by CITUS project will comprise of eight residential buildings of the highest A++ energy class with business premises and two business centre buildings to be built in five phases. The total supply will consist of 477 apartments of various sizes in the premium segment, with an investment of almost EUR 64 million.
The project includes 607 parking spaces in a two-level underground garage, with 88 spaces allocated for the second phase. Of these, 67 will be designated for electric vehicles.
Citus organised an architectural competition for Mūnai by Citus to create a modern, Western-style architectural expression. Eventus Pro, the architectural studio of Sigitas Sparnaitis and Vytenis Gerliakas, won the contest, proposing aesthetically pleasing, versatile and innovative solutions.
The buildings are designed with modern prefabricated triple-layer reinforced concrete structures, which provide high energy efficiency, acoustic comfort, factory quality, and speed and efficiency of construction. The structures will be produced immediately with the facade finishes: some with different-coloured clinker and some with coloured concrete, which is much more durable than plaster finishes.
All apartments in the Mūnai by CITUS project will be designated for residential use, unlike many neighbouring projects where properties are sold for other uses.
The closed-end fund Victory Development IV is the project’s owner, while Citus Construction handles construction management. Partners Būsto Vizija, Iki Raktų and Apdailos Kodas will provide finishing services for buyers who opt for fully finished apartments.
Self-service sales concept and artistic touches
A unique project demonstration space has been set up on the site of Mūnai by CITUS, in the former premises of a truck repair shop. Potential buyers can be acquainted with the project and its advantages, and choose the desired apartment by themselves without the interference of sales representatives. It does not require registration, pre-arrangements or appointments. Those interested in the Mūnai by CITUS project can access the exhibition by arriving at the project’s location at Kareivių str. 5, scanning the QR code and completing in the online registration form. Here, they will find a detailed presentation of the project, an architectural model, 2D representative models of real-sized apartments drawn on the floor and information prepared by analysts.
In addition, this space presents the history of Žirmūnai and the Šiaurės Miestelis area, its transformation from an industrial-military to an urban space, and plans and perspectives.

We are implementing a placemaking concept that is relevant to this location. While it has a deep and intriguing – albeit bleak – Soviet-era history, it also holds bright prospects that we want to help everyone discover and appreciate. That’s why, when we started the project, we left some old buildings and opened them up for various activities and community needs. Laisvės TV has already filmed some programmes here, and we welcome other event organisers and artists. Next to the project’s demonstration space, we have opened a new hall for an exhibition by Gia Ram, an artist who loves unconventional spaces and with whom we have collaborated, not for the first time.
From 4 December onwards, the free exhibition invites all Vilnius residents and visitors to explore the light and dark sides of the bright and extravagant well-known artist Gia Ram. It features colourful installations, a painting room, a house of objects and more than 20 of her latest paintings. Some works will only be available at the exhibition as large-format posters, and visitors can take them home that evening.
The exhibition is open daily from 18:00 to 21:00.
