Civinity is acquiring the Vilnius property management company Admeo; it will expand its portfolio in the residential property maintenance segment

The Civinity Group, which provides building maintenance services and develops engineering and technological solutions, has signed a share purchase agreement to acquire 100% of the property management company Admeo.

Admeo has been providing building administration and maintenance services since 2012 and focuses on delivering qualified, high-quality services and strong customer care. The company places particular emphasis on preventing faults and emergencies, as well as on the efficiency and cost-effectiveness of heating energy use in residential buildings. It has implemented an advanced defect registration and monitoring system.
Admeo employs 15 staff who manage and administer around 140 apartment buildings and commercial properties in Vilnius. The company’s sales revenue in 2024 reached nearly EUR 2.7 million.

The housing maintenance and administration segment is strategically important to us, as it is essential for most city residents – no apartment building can function without property maintenance. We see Admeo as a professional team with whom we can further grow our portfolio of multi-apartment building maintenance.
As the transaction is being carried out through the acquisition of shares, Civinity will submit an application to the Competition Council after signing the agreement. The deal will be completed once the authority assesses the proposed concentration and issues a favourable decision.
The deal is part of a broader growth strategy
According to Jacka, this is the first transaction of the year, but up to ten transactions are planned for 2026:
Acquisition transactions are part of Civinity’s DNA – for more than two decades, we have grown both through acquisitions and organically. This deal is a step towards increasing market share and profitability in the housing maintenance segment. Other planned transactions this year will cover additional business segments including digital businesses, and will enable continued rapid growth both in residential property management and in new markets.
To finance acquisition deals, in 2025 the company group received approval from the Bank of Lithuania for a EUR 50 million bond prospectus, under which it successfully issued the first tranche last year – a EUR 10.35 million issuance.
The group’s new strategy sets a target of growing tenfold over the next five years. This goal marks a transition from providing only traditional services, such as residential property maintenance, to a mixed model in which the traditional business operates alongside faster-growing digital businesses.
Civinity has been issuing bonds, both publicly and privately, since 2017. The first public EUR 8 million bond issue was placed in 2021, with the bonds listed on the Nasdaq Vilnius-managed alternative market First North. The group’s bonds are currently listed on the Nasdaq Baltic regulated market.
Continuity: contracts with clients will remain in place, and the brand will not change immediately; employees will have more opportunities for growth
Following the completion of the transaction, Admeo will be integrated into the group’s operational processes, but the brand will not be changed immediately. It is intended to ensure service continuity, clarity for clients and a smooth transition to the group’s common standards.
It is planned that Admeo employees will continue working at the company, and organisational decisions will be made to retain expertise and ensure stability.
Within the Civinity Group, Admeo employees will have more opportunities to share their experience with other teams, grow professionally, benefit from clearer procedures and access a broader network of internal expertise.
