According to CityNow data, in 2025 Sakai became the most popular residential real estate project in Vilnius, with 190 apartments sold over the year.
„The first wave of buyers consisted mainly of investors, who primarily opted for one– and two-room apartments and ground-floor homes. Later, larger three– and four-room homes became the dominant choice among families. This year, such homes account for 78% of the company's total sales,“ says Mykolas Čiplys, Head of Sales and Leasing at Darnu Group.
Buyers value the complete package
According to Čiplys, families are drawn to the project not by any single feature, but by the combination of its exceptional natural setting, high-quality architecture and infrastructure designed to support everyday life.
„Homes here are particularly valued for their exceptional surroundings and the rare opportunity to live on the banks of the Neris. Buyers value the abundance of greenery, views of the Neris or the forest, opportunities to spend quality time outdoors, and a well-regarded, safe neighbourhood. Practical considerations also remain important, including the property's resale prospects and potential for future value growth,“ says Čiplys.
In the first phase of Sakai, ten low-rise residential buildings of three to four storeys have been constructed on a 4.63-hectare site. They contain one– to four-room apartments ranging from 33 to 148 sq m, with balconies or terraces. Many of the homes offer views of the Neris or the forest.

Leisure facilities and public spaces completed as K. Jelskio Street reconstruction nears completion
With construction of the first phase of Sakai complete, the reconstruction of K. Jelskio Street next to the development is also nearing completion. As part of the reconstruction of the nearly one-kilometre stretch of street, a central square with a fountain and around 900 sq m of commercial space has already been completed.
Work is continuing on the remaining upgrades to the street and surrounding infrastructure. The company is investing more than €2 million in the project, which includes pedestrian and cycling paths, lighting and landscaping. The reconstructed street will improve connections not only for new residents of Sakai, but also for surrounding communities. In 2027, a Re.Formatas group fitness club and a Neodenta dental clinic are planned to open in the Sakai commercial area. Bakeries, food and convenience stores, and other service providers catering to residents and visitors are also expected to open here, with negotiations currently under way.
Alongside the first phase, more than 2 ha of sports and leisure facilities have been developed on the banks of the Neris, including children's playgrounds, a hammock and barbecue area, and walking and cycling paths. Green spaces and leisure facilities are estimated to account for around half of the entire first-phase site.

Construction of Miško vilos gathers pace
Work is now gathering pace on the second Sakai quarter – the first construction phase of Miško vilos. The phase will deliver 177 apartments, with investment totalling nearly €38 million. Approximately half of the homes being built here have already been sold.
Ground-floor apartments in the low-rise buildings will have private gardens, while homes on the top floors will feature roof terraces and forest views. Construction of this phase is scheduled for completion in the second quarter of 2027.
An open park of nearly 0.8 ha will be created next to this phase, designed to allow visitors to enjoy nature and explore a variety of green spaces.
The park will place a strong emphasis on active recreation, leisure, education and natural play areas, while the giant boulders discovered during construction will become a distinctive feature and a natural part of the park and surrounding landscape.
The entire Sakai district is being developed on an 8.3 ha site between the Neris and the Karoliniškės Landscape Reserve. Once all phases are complete, the district will comprise around 600 apartments, with infrastructure designed to support everyday life, leisure and essential services.
