Occupancy at the Hermanas business centre reaches 81%

New offices – coming next year
The Vinted team will occupy two floors of SBA’s business centre in Kaunas. The office interior design project is being developed by Do Architects. The Vinted team is expected to move into the new premises in July 2027. The company plans to fit out the space according to a flexible concept combining open-plan areas, private offices, meeting rooms, small spaces for virtual meetings, and leisure and entertainment areas.

Guidehouse plans to relocate its existing Kaunas team to SBA’s business centre in early April next year. The offices will occupy the building’s upper floors – the seventh and eighth. According to the Guidehouse team, the interior and exterior design of the office space is particularly important to them. Considerable attention is being paid to privacy and to ensuring that employees feel not only comfortable but also at home while at work. The space will therefore include both open-plan workstations and areas for relaxation and learning. The new office is expected to accommodate more than 230 employees.
Lietuvos Draudimas will set up new offices for its staff on the sixth floor of the Hermanas business centre, while a team conference and events space covering over 200 sqm is planned on the third floor. Around 170 of the company’s employees will move in here at the start of June next year.

Office fit-out work is currently underway; the final 1,800 sqm are available for lease
The fit-out work for all three offices – totalling more than five floors of the business centre – has been entrusted to Urban PRO, the real estate management company of SBA Urban.
With the latest tenants at the Hermanas business centre, all floors are now fully occupied, except for 1,800 sqm on the building’s second floor. In total, the following companies have already moved in or are planning to move in: Tesonet’s CyberCare and Nord Security, Lietuvos Draudimas, Guidehouse and Vinted. On the ground floor are the Moka café, the iLunch lunch restaurant and the Skandinaviški Interjerai showroom.
SBA Urban is leasing the Hermanas business centre in partnership with the property services group Newsec. According to experts, local companies are currently driving the market as they expand and grow. They also note that foreign companies are gradually taking renewed interest in expansion opportunities in Lithuania. Generally speaking, the second half of the year is more active in the commercial property market.
The business centre is part of the Nemunaičiai district, which is being developed on a site of more than 6 hectares; SBA Urban, together with its partner TABA Invest, plans to invest more than EUR 250 million in the project. The district will feature residential buildings, business centres and public spaces, with the overall aim of creating a new mixed-use city centre in Kaunas.
