Most of the apartments have been sold
Inga Navickaitė, Head of Urban LIVE, the SBA company developing the project, explained: ‘This project was the first and important step of the SBA Group into the development of conceptual territories. We did not compromise on quality when developing Nemunaičiai. We wanted the first project in this area to pave the way for further waterfront development in terms of architecture and quality. From the very beginning of the project, we have felt a great interest in the residents. Currently, 95% of apartments in Nemunaičiai have been sold.’
The five blocks have over 8,340 sqm of residential space, 159 apartments, ten creative studios and 385.78 sqm of commercial space on the ground floor. This will soon house resident-oriented daily services.
The investment in the A+ energy class project amounted to EUR 20.5 million, part of which was spent on public infrastructure, including a more pleasing Nemunas waterfront, an amphitheatre overlooking the river for the guests of the neighbourhood and the community. There is an above-ground car park, modern children’s playgrounds in the courtyards, and recreational and green spaces. Most of the apartments have views of the river, Kaunas city centre or the green slopes of Aleksotas.
A new neighbourhood is born
According to I. Navickaitė, over 95% of the apartments in Nemunaičiai have now been sold. The project, on the banks of the Nemunas River, has been chosen by newcomers both to live in and to make an attractive investment. The pedestrian bridge to Nemunas Island from the left side of the river is a particular focus for the residents. Kaunas Municipality has announced that construction will start in May, with an investment of EUR 14.4 million for this critical infrastructure project.
‘Most of the community is planning to live in Nemunaičiai – families with children and young couples are moving into smaller or larger apartments. Newcomers and investors alike have appreciated the development prospects of the area. The survey conducted among the residents revealed that the pedestrian bridge to Nemunas Island launched by Kaunas Municipality, the planned development of the territory, the birth of a new district and the quality of the SBA Group projects are among the main reasons for the newcomers’ choice to buy a home in Nemunaičiai, even in the face of high demand in other projects being developed in the city’, – says I. Navickaitė.
The name Nemunaičiai was proposed and chosen by Kaunas residents themselves at the beginning of the project. In a competition launched by the project developer SBA Urban, they were invited to suggest names for the new district. More than 2,000 citizens participated in the name contest, suggesting more than 6,000 names, and in the end the project, and subsequently the whole area on the left bank of the Nemunas, was christened Nemunaičiai.
SBA Group and TABA Invest are also planning to develop the nearby area further. By continuing the project under the name of Nemunaičiai on the huge 3.3-hectare site, the companies plan to consistently create a prestigious city within the city where residential, leisure, services and offices will organically merge. The project is currently undergoing preparatory work, with a concept being drawn up and the best infrastructure and architectural solutions being sought.
